Denver Home Insider

Optional financing resource

Know your financing range before the right Denver home appears.

Denver Home Insider helps you research where to live. When you are ready to discuss financing, you can continue to Denver Lending's separate Colorado mortgage-planning process.

The Denver Lending questionnaire starts with a no-credit-check mortgage game plan. Any later credit review or application requires separate authorization and disclosures.

A cleaner home-search sequence

Research the area. Understand the budget. Decide with context.

01

Narrow the neighborhood

Use Denver Home Insider to compare areas, housing patterns and everyday routes before committing to a search.

02

Understand the numbers

Continue to Denver Lending for a separate mortgage game plan covering your goals, price range and possible financing paths.

03

Choose your next step

The initial questionnaire is not an application or approval. You decide whether to continue into secure pre-qualification.

Before the first serious showing

Know the four numbers that shape a responsible home search.

A purchase price is only one part of affordability. A useful financing conversation should show what you may spend each month, what you may need at closing, what remains afterward and how the decision looks over your expected time in the home.

Estimate the complete monthly payment

Look beyond principal and interest. Property taxes, homeowners insurance, mortgage insurance and HOA dues can materially change the monthly number.

Use the mortgage calculator

Compare cash needed with cash preserved

A larger down payment can lower the loan amount, but buyers may also need funds for closing costs, moving, repairs and reserves after closing.

Review down-payment assistance

Test more than one financing structure

Compare the payment, cash to close, upfront costs and likely time in the home—not merely a headline rate or the highest possible price.

Compare temporary buydowns

Account for the property itself

Condos, multi-unit homes, new construction and investment properties can introduce project, occupancy, reserve or documentation questions beyond the buyer's income and credit.

What a useful pre-qualification should help you compare

  • A comfortable purchase range—not only a maximum
  • Estimated principal, interest, taxes, insurance, mortgage insurance and HOA dues
  • Down-payment and closing-cost choices
  • Cash reserves remaining after closing
  • Conventional, FHA, VA, jumbo or other relevant paths
  • How the comparison changes over your expected ownership period
