What are City Park West home values doing?

Zillow’s modeled typical value is slightly lower than a year ago, while Redfin’s rolling closed-sale median is dramatically lower. That disagreement calls for a closer property comparison. It does not establish that an individual City Park West home lost nearly half its value. Separate condos, attached homes and detached houses before deciding what a price trend means for your move.

Zillow ZHVI · all homes · September 30, 2026

Does a 44.8% lower median mean a 44.8% loss on my home?

No. A median describes the middle transaction in a group. A period containing more small condos and fewer large houses can have a much lower median even if comparable properties moved modestly. That is a possible explanation here, not a verified decomposition of the sales. Eight monthly closings are too few to establish the change in every home’s value; the rolling count and a matched-property analysis are unavailable.

These are each portal’s City Park West geography, not verified identical polygons. Market times use different definitions and windows. No figure is an assessed value, appraisal, repeat-sales index or prediction. The Denver recorded-transfer map currently covers Harvey Park, not City Park West.

Regional cross-check: REcolorado’s September Denver Metro report, released October 7, records a $575,000 closed median, down 2% annually, across 2,898 closings; 13,522 active listings and 33 median Days in MLS. This wider MLS market is context, not a City Park West valuation. Read the public report.

Get the place right

City Park West, City Park and Central Park are different places.

City Park West lies between Downing and York streets, from Colfax Avenue to East 23rd Avenue. The large City Park is east of York; Central Park is a separate Denver neighborhood farther northeast. “Uptown” is also used as an area label, so a listing’s marketing name should not replace an address check on the official neighborhood map.

A first-party housing-era check

1912

Median original residential build year across 1,484 qualifying parcel records intersecting the city boundary. An original year does not date a renovation or establish the condition of a building.

Look past the restored facade

For an older house or a converted building, ask how the roof, sewer, electrical service, heating and drainage were updated. Compare finished basement space with recorded above-grade space. Confirm the legal unit, parking and storage rights, additions and permit history. A refreshed kitchen does not answer those questions.

For the building’s history, Denver Public Library identifies Sanborn map volumes covering City Park West in 1893 and 1904. Those maps can help investigate an address; they do not prove current permitted use or landmark status. Use the library’s building-history resources.

Housing-era methodology: October 15 query of Denver’s parcel-assessment layer, data last edited October 14, intersecting the official neighborhood polygon with RES_ORIG_YEAR_BUILT > 0; median calculated over all 1,484 returned records, with no remaining results. Parcel records are not a count of occupied homes or separate buildings; condominium parcels may repeat a building’s year. No transfer-price statistic is calculated here.

A practical research visit

Tour four settings before choosing a block.

  1. 1 · Start at the actual property

Walk its immediate block. Test the entry, stairs, parking space, alley access and delivery arrangements. Visit again at a different time; an interior block and a commercial edge can feel different.

  2. 2 · Try your East 17th Avenue errands

Choose a cafe, shop or service you would actually use, then walk the real route from the address. Check crossings, opening hours and what you can carry home. A broad walkability label is less useful than this test.

  3. 3 · Reach City Park from the west

Use an actual entrance near York Street and continue to the path or destination you want. The city lists paths, courts, fields, the zoo and museum among the park’s offerings. These are nearby destinations outside City Park West; admission, hours and access vary.

  4. 4 · Test the hospital-side trip

Saint Joseph Hospital is at 1375 East 19th Avenue. If you travel there regularly, test the specific entrance and return trip. Observe activity and parking around your candidate address without assuming every nearby block has the same sound or access.

Place checks: Denver Parks & Recreation and Saint Joseph’s operator page, reviewed October 15. Verify current transit with RTD; no route frequency or commute time is promised.

What should buyers and sellers compare next?

Buyers: compare the full ownership bill

For a condo, request the association budget, reserves, minutes, assessments and master insurance, then verify what the unit owner insures and maintains. For a house, price the major repairs and insurance separately. For either, include taxes, utilities and every recurring fee in the monthly budget. Compare similar legal ownership types and usable space rather than choosing the lowest advertised payment.

Sellers: build a comparable set before a price

Use recent relevant closings and current competition for the same property type, size, condition and setting. A condo in a converted house may need different comparisons from a detached Victorian or a newer attached home. Gather repair records, permits, association documents and parking information before pricing. Neither the $404,887 median nor the $601,318 modeled value is your property’s listing recommendation.

Planning context, with the stage kept clear

Denver adopted the East Central Area Plan on October 5, 2020. It includes City Park West and Congress Park, with priorities for housing, older buildings and independent businesses. The city’s current implementation page describes adaptive reuse assistance for older Colfax commercial buildings. A policy or assistance program does not mean a particular new shop or housing project has been approved or opened. Read the city’s plan and implementation page.

Compare south across Colfax with Cheesman Park, where the public park, building costs and Gardens access create a different address-level comparison. Continue with Congress Park for another East Central comparison, South Park Hill east of City Park, or Central Park to compare a separate neighborhood and ownership setting. Use comparable property types and tour the actual addresses on both sides of the comparison.

The everyday experience

What daily life can feel like

Test the East 17th Avenue businesses, hospital-side activity and the actual route east to City Park from your candidate address. An interior residential block, a commercial edge and a building near a hospital entrance can offer different access and parking conditions.

The honest tradeoffs

What deserves a closer look

  • Mixed property types make a neighborhood median a weak price for an individual home
  • Older buildings need review of systems, permits and any conversion into separate units
  • Verify legal parking, storage, association obligations and the route to each regular destination

Common questions

Before you tour

Is City Park West the same as Central Park?

No. City Park West is between Downing and York streets, Colfax and East 23rd Avenue. Central Park is a separate neighborhood farther northeast. Confirm the exact address on Denver’s official neighborhood map.

Do City Park West’s lower sale medians mean every home lost the same value?

No. A median describes the properties that sold. Condos, attached homes and detached houses can change the mix sharply in a small sample. Compare the same ownership type, size, condition and location before interpreting an annual change.

What should I check before buying a City Park West condo?

Review the association budget, reserves, minutes, assessments, master insurance and maintenance responsibilities, then verify the unit’s legal parking and storage rights. Compare the total ownership bill with similar properties.
