What are Marston home values doing?

The newest verified modeled-value evidence points downward: Zillow reports a 4.2% annual decline through September. Closed-sale and asking-price measures give a different view. Redfin’s older rolling median is nearly flat, while Realtor.com’s September asking median is lower than a year earlier. These different periods, methods and property mixes cannot tell you that every Marston home changed by the same amount.

Why is a condo-versus-house comparison essential here?

Denver’s planning background describes a substantial mix of single-family homes and apartment buildings in Marston. A neighborhoodwide number is therefore a poor starting price for one detached house or one condo. Compare recent transactions for the same ownership type, building or association, size and condition. Then inspect what the purchase price leaves you responsible for maintaining.

Geographies are the portals’ own Marston areas, not verified identical polygons. Zillow and Realtor.com use Littleton labels; Denver recognizes Marston in its Far Southwest planning area. Confirm the parcel on the city neighborhood map. No figure here is an appraisal, assessed value, forecast or matched-home price index.

Broader context: REcolorado’s September Denver Metro report, released October 7, records a $575,000 closed median (−2% annually), 2,898 closings, 13,522 active listings and 33 median Days in MLS. This metro geography and MLS time measure are not interchangeable with Marston portal figures. Read the public report. Our recorded-transfer Market Map covers Harvey Park; it does not yet provide Marston figures. Recorded transfers are not MLS statistics.

What does ownership actually require?

For each shortlist property, write down the mortgage payment, taxes, insurance quote, every applicable association charge, utilities and a repair reserve. A lower asking price can come with obligations that another property handles differently. Compare the same complete budget rather than the listing payment illustration.

Test a normal day

A practical Marston comparison tour

  1. Begin at the candidate home. Confirm its Denver neighborhood boundary, then test the building entrance, parking and the route from the car or transit stop with groceries.
  2. Visit Southwest Recreation Center at 9200 W. Saratoga Place. Denver lists a gym, fitness rooms, pickleball court and outdoor pool. Verify seasonal pool availability and the activity schedule rather than assuming every amenity operates year-round.
  3. Use your actual grocery or errand destination near the routes you would take through Wadsworth or Belleview. Check turning movements, crossings and the return trip at the time you normally travel. For transit, use RTD’s current door-to-door itinerary and service alerts.
  4. Finish with comparable homes in Bear Valley and Harvey Park. Hold property type, condition and complete monthly budget as close as possible. Record what changes in the home, maintenance responsibilities and routine.

Marston Lake is not a boating amenity

Denver Water’s reservoir guidance identifies Marston as closed to boating. Its 2021 article is longstanding access guidance, not a current recreation calendar. Confirm any claimed waterfront or private amenity rights before treating a view as something you can use.

What should sellers and comparison shoppers take away?

Price the actual home

Assemble relevant recent closings, competing listings, condition and permit records, concessions and any association obligations. A neighborhoodwide median mixes homes that may compete in different price ranges. Buyers need a clear explanation of improvements and continuing costs; a broad annual percentage does not set the asking price.

Use the plan as context

Denver adopted the Far Southwest Area Plan on December 8, 2025, including Marston. It provides long-range policy; it does not prove a specific development is built or guarantee a home’s future value. Review current parcel zoning and project records for a claim affecting your purchase.

The everyday experience

What daily life can feel like

Build a routine around the actual property: its entrance, parking, grocery trip, recreation stop and work route. Southwest Recreation Center offers a practical public destination to test. A nearby reservoir, private amenity or park symbol does not establish public access from your block.

The honest tradeoffs

What deserves a closer look

  • Verify Denver city limits independently of a Littleton mailing or portal label
  • Compare attached and detached homes separately, including association costs and repair responsibilities
  • Test access to public recreation and daily errands from the exact address

Common questions

Before you tour

Is Marston in Denver or Littleton?

Denver includes Marston in its official Far Southwest planning area. Zillow and Realtor.com label their Marston market pages Littleton. These labels do not establish the municipality or statistical neighborhood of a particular parcel; check Denver’s neighborhood map and property records.

Does a Marston Lake location mean public boating access?

No. Denver Water identifies Marston among its reservoirs that are not open to boating. Do not assume waterfront views provide recreation rights. Verify public access and any private amenity rights separately.

What should I compare before buying in Marston?

Compare homes of the same property type and condition, then include taxes, insurance, all applicable dues, maintenance responsibilities and assessment exposure. Test the actual parking, recreation and daily travel routes; use Bear Valley and Harvey Park as nearby comparisons.
