What are North Park Hill home values doing?

The available measures suggest broadly steady recent sale prices alongside softer modeled values and asking prices. Redfin's rolling closed-sale median rose just 0.2% from a year earlier, while Zillow's typical-value model fell 1.1%. Those different measures do not establish what an individual house gained or lost. Start with comparable homes on comparable blocks, then account for repairs and current competition.

Does a steady median mean no negotiating room?

No. Redfin's August measures show a 99.1% sale-to-list ratio and 38.3% of homes in its price-drop measure with a reduction. Its narrative reports 10 days on market versus 25 a year earlier, while the metric tile shows a 14-day annual improvement; that internal discrepancy makes the exact year-over-year change uncertain. Realtor.com's 38-day listing measure uses another period and population. Check a home's price history, comparable closings and condition before interpreting the neighborhood pace.

What is the wider Denver context?

REcolorado's September Denver Metro report, published October 7, shows a $575,000 median closed price, down 2% year over year, with 2,898 closings, down 18%, and 13,522 active listings. This broader MLS report supplies context; it does not replace North Park Hill data or describe every detached home. Read the September metro report.

Each portal uses its own neighborhood geography and property mix. Closed medians reflect the homes that sold; ZHVI is a modeled typical value; asking medians describe listings. Assessed values and Denver recorded transfers are separate datasets and are not used as substitutes here. Counts are not available for every calculation. None of these figures is an appraisal, a prediction or the appreciation rate of every home. Confirm a listing's location with the city neighborhood map.

Where does North Park Hill begin—and what should you compare?

Denver Public Library's geography guide distinguishes North Park Hill from South Park Hill at 23rd Avenue and Northeast Park Hill at Martin Luther King Jr. Boulevard. Colorado Boulevard and Quebec Street frame the wider Park Hill area. Use the official map for the parcel rather than applying a statistic to every listing marketed as “Park Hill.” A ZIP code, the broader community name and an official statistical neighborhood are different geographies.

A four-stop comparison route

  1. Start at the 23rd Avenue edge, then walk an interior block. Compare street sound, crossings, parking and the route from a candidate house to a destination you would use.
  2. Compare two homes of similar size and type on different interior blocks. Record construction year, lot, additions, basement finish and repair needs; avoid comparing an updated large house with an original smaller ranch.
  3. Continue toward the Martin Luther King Jr. Boulevard edge. Pauline Robinson Branch Library at 5575 E. 33rd Avenue is a nearby destination in Northeast Park Hill, not inside North Park Hill. Test the real route and crossings from the property.
  4. Finish with a South Park Hill or Central Park comparison. Keep your budget and property requirements fixed, then compare the actual housing, ownership costs and travel routes you find.

This is an editorial tour suggestion. Confirm branch hours with Denver Public Library; it does not imply equal access from every block.

Housing history is a starting point

The library's Park Hill history describes development over multiple eras and the area's civic history. Use that context to ask better property questions. A brick exterior does not establish the age or condition of the sewer, roof, wiring, drainage or foundation. Compare the listing with Denver property records and permit history, then obtain inspections appropriate to the house.

Test the commute, not a drive-time promise

Try the complete trip at the time you would travel, including the walk to a stop, transfer and return journey. RTD's June 2026 changes altered Route 28 short-turn destinations, so an old route PDF can mislead. Use RTD's current trip planner for your exact address and travel date.

What planning is happening nearby?

North Park Hill is part of Denver's Near Northeast Area Plan, alongside Clayton, Cole, Skyland and Northeast Park Hill. As checked October 8, the city was analyzing spring and summer feedback and had listed an October 7 advisory meeting. The plan remains in progress. The city also says the former 155-acre Park Hill Golf Course is publicly accessible open space with a separate park visioning process. This nearby project is not a completed package of future amenities. Verify current park conditions and parcel-specific proposals rather than assuming planned improvements are already built.

The everyday experience

What daily life can feel like

North Park Hill combines established residential blocks with access to neighborhood business nodes and major east-west routes. Martin Luther King Jr. Boulevard is a central connection, while proximity to Colorado Boulevard, Quebec Street and busier edges changes the practical experience by address.

The honest tradeoffs

What deserves a closer look

  • Housing age and renovation history vary, so inspection priorities should match the specific property
  • Traffic, crossings, transit and commercial access should be tested from the exact block
  • Broad area labels can blur official boundaries, so confirm whether a listing is actually within North Park Hill
