Washington Virginia Vale

Home values, varied ownership and a practical park-and-creek tour

Separate market measures, verify the Glendale boundary, and compare postwar houses, attached ownership and everyday routes.

Washington Virginia Vale field guide · Reviewed November 1, 2026

What are Washington Virginia Vale home values doing?

The current evidence is mixed: Zillow’s modeled typical value is slightly lower than a year earlier, while Redfin’s rolling closed-sale median is higher. Sales activity slowed and asking prices fell. Those measures describe different properties and periods; they do not establish that a particular condo, townhome or detached house gained or lost the neighborhood percentage. Start with comparable housing type, condition and full ownership cost before choosing an offer or list price.

Modeled typical value

$439,147

Zillow · September 30, 2026

−1.3% year over year; 83 homes for sale and 17 new listings. ZHVI models the housing stock; its sample is not disclosed here. It is not a median of completed sales.

Source and definitions

Closed-sale median

$532,351

Redfin · three months ending September 2026

+15.8% year over year, all home types. Separately, September had 31 closings versus 49 a year earlier and 53 market days versus 33. The rolling median’s total count is undisclosed: 31 is the monthly count.

Asking-price context

$365,000

Realtor.com · September-labelled table

−9.88% year over year; 92 active listings and 73 median market days. Charts say through August; the summary’s exact cutoff is not disclosed. Asking prices are seller expectations, not completed transactions.

Source and definitions

Redfin also reports a 97.9% sale-to-list ratio and 45.1% in its price-drop measure. These offer negotiating context, not an automatic discount. Realtor.com’s narrative and table disagree on annual changes; the table is used above with its dating limitation. Portal boundaries and housing mixes are not verified identical. No comparable detached-only series was available across all three. Reviewed November 1; the underlying figures do not describe every home through today.

A separate check using recorded transfers

September 2025–August 2026 contains 70 qualifying city transfers with a $533,550 median, versus 63 and $400,000 in the preceding year: about 33.4% higher. The June–August window has only 13 records and a $545,000 median, versus 17 and $750,000 in March–May. The quarterly comparison is sequential, not annual. These large swings do not establish the value change of a typical home; the property mix and small counts matter.

Method: Denver sales/transfers, exact assessor label VIRGINIA VALE, sale year 2024 onward, classes R/H, WD/SW deeds, $100,000–$3 million inclusive. Complete pagination returned 189 rows and 189 unique reception numbers. Equal sale-date windows; assessor labels are not verified identical to neighborhood polygons. Feed edited October 29, 2026, 09:46:51 UTC; latest qualifying sale September 14, recorded September 16. September completeness is unverified, so comparisons end in August. Requeried November 3. Filters do not certify arm’s-length sales. These are recorded transfers, not MLS statistics, assessed values, an appraisal, AVM or prediction.

For a larger-geography cross-check, REcolorado’s October 7 report places September Denver Metro closings at 2,898, down 18%, and its median at $575,000, down 2% annually. DMAR’s September commentary uses a different regional population. Neither is a neighborhood comparable set. FHFA’s repeat-sales indexes answer another question; no Washington Virginia Vale index is asserted. No verified neighborhood Altos series or licensed MLS extract was available.

Where is it—and is it the same as Virginia Village?

No. Washington Virginia Vale is a separate Denver statistical neighborhood, ID 72; Virginia Village is ID 69, and Glendale is a separate city. Use the official boundary layer and the exact parcel rather than a ZIP code or a portal’s neighborhood label. Jurisdiction matters when you check zoning, permits, taxes and services.

Denver’s historic context study, prepared in December 2020, describes an approximately 1.86-square-mile area with Alameda to the north, Quebec to the east, Cherry Creek along the south and an irregular Glendale boundary to the west. Leetsdale cuts diagonally across it. The study traces predominantly 1950s–1960s detached development alongside apartments and townhome complexes. Four Mile’s 1858 house represents a much earlier layer of local history; it does not date the surrounding housing stock. Check the actual entrance and crossings rather than assuming a direct route from a map.

Our November 3 assessment-record query found 3,621 records with a positive original residential year intersecting the official polygon: median year 1969, median positive above-grade area 1,169 square feet and median positive land area 6,250 square feet. Complete pagination, EPSG:3857 intersection; these are records, not distinct homes or a detached-only sample. Boundary-edge parcels and repeated building characteristics can affect results. Parcel feed edited November 2 at 12:08:48 UTC; boundary geometry January 16, 2024. A recorded year or size does not establish condition.

Three comparisons to make before treating a price as a bargain

Condo versus detached ownership

Keep the purchase price and monthly obligation together. For shared-interest ownership, request the current budget, reserves, insurance, meeting minutes and assessments. Verify parking and storage rights, maintenance responsibilities and rental rules. Compare the same ownership form before interpreting a neighborhood median.

Original house versus expanded house

Separate above-grade space from basement space and verify legal use. Ask for permits and qualified inspections of additions, drainage, roof, sewer and major systems. A renovation’s appearance is not evidence of its permitted scope. Price the work still required, not just the visible finishes.

Interior block versus corridor edge

Visit at your normal departure and return times. Note driveway access, crossings, sound and usable outdoor space. Test the real errand entrance and the return journey; a straight-line distance across Leetsdale or another busy route does not measure convenience.

A buyer’s worksheet should keep property type, legal usable area, renovation scope, closing date, recurring fees and likely repairs in separate columns. A seller can use the same worksheet to explain a price with genuinely similar completed sales and current competing listings. Neither a rising sale median nor a declining index substitutes for that comparison. Review the exact address in Denver’s property records and confirm jurisdiction before requesting permits.

A useful first tour: home, park, history and an ordinary errand

Plan this as a sequence of stops, not a claim that every address offers one easy walking loop. Leave time to compare two actual properties with different ownership types or corridor positions.

  1. Begin at the home

Confirm the parcel and municipality first. Walk the immediate block and identify the entrance, parking arrangement and route you would use most often. Compare the listing’s floor area and stated improvements with records; save inspection questions for the appropriate professional.

  2. Test Garland Park and a Cherry Creek outing

The city’s historic context identifies Garland Park and the creek corridor as neighborhood features. From the candidate home, check the actual park or trail entrance, crossings, surface and return route. Do not assume the nearest boundary point is an accessible entrance or that a route fits every mobility need.

  3. Make Four Mile a planned visit

Four Mile Historic Park lists 715 S. Forest Street, Denver 80246, and 12 acres. At this review, daytime visiting hours are Friday–Sunday, 10 a.m.–4 p.m.; house tours run 11 a.m.–3 p.m., with the last starting at 2:30. Recheck admission, reservations and event-specific hours before going.

  4. Finish with the errand and trip you actually need

Try an operating destination along your normal Leetsdale route rather than a hypothetical future amenity. Test where you enter and how you get home. For transit, enter the exact address, date and return time in RTD’s planner; include transfers and first/last service. No neighborhood-wide commute time is implied.

Visitor sources: Four Mile’s current visit page, Denver’s neighborhood context study and RTD trip planner. This is a source-based route, not a measured walking study or firsthand visit. Historical maps and operator photographs remain at their sources; reproduction rights were not established.

What’s changing nearby?

The Near Southeast Area Plan, adopted May 22, 2023, includes Washington Virginia Vale, Virginia Village, Goldsmith, Indian Creek and University Hills north of Yale. It supplies long-term planning context. It does not establish a specific shop opening, permit or construction start. Before relying on a future destination, check the adjacent parcel’s current zoning and dated project record. No new in-neighborhood opening cleared our verification for this review.

Our In the Know guide separates operating places from announced or proposed destinations elsewhere in Denver. It is a useful second stop for exploring the city, but a Lincoln Park project, for example, is outside Washington Virginia Vale and should not be counted as a neighborhood amenity.

Which nearby guides make a coherent comparison?

Start with Virginia Village to compare another postwar area while keeping the boundary and subdivision distinctions clear. Use Lowry for a redevelopment-era and association-cost comparison, or University Hills for different park, canal and everyday-trip options. Hold your budget, space requirements, housing type and necessary journeys constant. The answer comes from the specific home and its costs, not a universal ranking of neighborhoods.

Common questions

Before you tour

What are Washington Virginia Vale home values doing?

Zillow’s modeled typical value was $439,147 through September 30, 2026, down 1.3% annually. Redfin’s all-type median for three months ending September was $532,351, up 15.8%. These different populations and measures do not establish the change in every home. Compare similar property types, condition and full costs.

Is Washington Virginia Vale the same as Virginia Village or Glendale?

No. Washington Virginia Vale and Virginia Village are separate Denver statistical neighborhoods; Glendale is a separate city. Check the exact parcel and official boundary before relying on a listing label for jurisdiction, permits or services.

How should I compare a Washington Virginia Vale condo with a detached house?

Compare the full ownership obligation as well as purchase price. For a shared-interest property, verify fees, reserves, insurance, pending assessments, maintenance duties and parking rights. For each home, separate legal usable space, condition and likely repairs; a mixed neighborhood median cannot replace that review.
