What are home values doing in Globeville?

The September evidence is mixed: Zillow’s modeled typical value is down 5.5% from a year earlier, while Redfin’s three-month closing median is up 33.9%. That does not establish a gain or loss for a particular home. Globeville has a small transaction sample and varied properties; compare the same housing type, condition, usable space and immediate setting before choosing a price.

Why can the price reports disagree?

A closing median follows the properties that changed hands; a value index models a broader stock; asking prices follow homes offered for sale. A different mix of smaller houses, renovated properties and attached homes can change a median. That is a possible explanation, not a verified breakdown of these transactions. Eight monthly sales are not the sample size for Redfin’s rolling price figure. Its reported annual percentage change in sales count does not exactly match the displayed rounded counts, so we retain the counts without repeating that percentage.

Portal boundaries and property mixes are not verified identical to each other or to Denver’s official polygon. No matched detached-only series is available across these three summaries. Do not average their prices, apply a neighborhood percentage to your house, or confuse a modeled value with an assessed value, appraisal or prediction. All three sources were reviewed October 22.

Regional cross-check: REcolorado’s public September report, released October 7, reports 2,898 Denver Metro closings and a $575,000 median closed price, down 2% annually. Its larger geography supplies context rather than a Globeville comparable set. No licensed listing-level MLS data is reproduced.

What do Denver’s own property records add?

A housing-era profile, not a valuation

Across 955 qualifying parcel-assessment records intersecting the official Globeville boundary, the median original residential construction year is 1914 and the median recorded above-grade area is about 883 square feet. This helps explain why additions, usable floor plans and major systems deserve attention. It does not describe every house or establish its condition.

Method: November 2 requery of Denver parcel assessments, residential original year greater than zero, intersecting NBHD_ID 29 in EPSG:3857. All 955 returned records have positive year and above-grade area; no more results were indicated. Parcel data through November 1, 2026 at 13:19:11 UTC; boundary geometry through January 16, 2024. Records are not unique buildings or occupied homes; assessment fields can repeat building characteristics.

Recorded transfers offer a separate check

For September 2025–August 2026, our filtered city records contain 39 transfers with a $335,000 median, versus 37 transfers and $350,000 in the preceding year: about −4.3%. That is a small recorded-transfer sample, not an MLS closing series or a repeat-sales measure. It does not resolve the portals’ different September price reports.

Method: Denver sales and transfers, exact GLOBEVILLE label; classes R/H; instruments WD/SW; prices $100,000–$3 million inclusive. Read 102 records for 2024 onward, deduplicated by reception number to 101; no more results indicated. Compare equal 12-month sale-date windows. Source through October 29 at 09:46:51 UTC; latest qualifying sale September 10, recorded September 14. Requeried November 3; the August-ending comparison counts and medians are unchanged. September completeness is unverified. Filters do not certify an arm’s-length transaction or identical housing mix; recording lag applies. No appraisal, AVM or forecast is implied.

Where does the Globeville label apply?

Use Denver’s official statistical-neighborhood map for the address, not an agent’s district label or the whole 80216 ZIP code. The river, rail facilities, interstates and industrial parcels make access more complicated than a straight-line distance suggests. Compare the actual entrance and route from a home with your work, shopping and recreation stops. Open Denver Maps.

Denver Public Library traces Globeville’s growth to nineteenth-century smelting and railroad connections, its incorporation in 1891 and annexation into Denver in 1903. Its account helps explain the surviving older residential fabric alongside industrial land uses. History is useful context, not evidence that a particular home retains original construction or has a historic designation. Read the library history and view its credited archival photographs. Image reuse rights have not been established, so the photographs remain with their source and are not presented here as current views.

What is it like to live here?

The decision is about the particular block: how an older home works for your space needs, what lies beyond its lot line, and which trips are convenient from its front door. Residential streets and nearby employment or industrial areas are not interchangeable settings. Visit at the hours you would be home, including an evening and a working day, and observe sound, deliveries, parking, lighting and crossings yourself. A lower neighborhood value index is not proof that a specific property is affordable once repairs and recurring costs are included.

A four-stop visit before you choose a house

  1. 1 · Start with an interior residential block

Begin around East 47th Avenue and Logan Street, using the library’s documented church landmark for orientation from public space. Walk a candidate block rather than treating one historic building as representative of every home. Check lot access, sidewalks, additions and the transition to adjoining uses.

  2. 2 · Test a real recreation trip

Locate Argo Park on the city map and follow the route from the home you are considering. Check a usable entrance, crossings and facilities that matter to you. For the Globeville recreation building, verify current rental or program arrangements; a named facility does not guarantee drop-in classes or daily public hours.

  3. 3 · Compare a corridor edge

Choose a block closer to Washington Street or a major transportation edge, then compare it with your interior stop. Observe turning access, sound, commercial activity and parking at a relevant hour. Check the legal use and zoning of nearby parcels rather than inferring future uses from appearance.

  4. 4 · Complete an errand and the return journey

Select an operating destination you would use and test the complete round trip. For transit, include walking to the actual stop, current service and the trip home. Finish with Sunnyside or Chaffee Park as a separate housing comparison; account for barriers and crossings rather than assuming the same daily routine.

Denver’s current recreation rental page identifies short-term community rentals for Globeville beginning July 22, 2026. Check the city for the intended activity before visiting; this guide does not establish regular drop-in programming. Use RTD’s trip planner for current service. No commute time or frequency is promised.

What should buyers and sellers verify?

Inspect the older home behind the renovation

Compare recorded above-grade area and permitted use with the actual floor plan. Ask qualified inspectors to review the sewer, foundation, roof, electrical system, heating, moisture and grading. Separate cosmetic updates from completed major-system work, and budget for work the inspection identifies. An original construction year cannot tell you which systems have been replaced.

Price the whole ownership bill

Obtain property-specific taxes and insurance quotes, utility information and repair estimates. For attached ownership, read the association budget, reserves, insurance, assessments, maintenance allocation, parking and storage documents. Compare similar usable space and legal ownership rather than matching a purchase price alone.

Investigate land-use and environmental records

EPA documents the former ASARCO Globe Plant’s industrial history and cleanup. Use the official site records and qualified advice for the exact parcel when relevant; neither the neighborhood name nor the existence of cleanup establishes the condition or restrictions of every property. Ask for applicable environmental documents and verify drainage, flood information and disclosures for the address.

Sellers: build the right comparison set

Start with similar housing type, usable size, location, renovation quality and condition. Gather permits and system-maintenance records early. Treat the portal figures as background, then compare competing listings and relevant recent closings. A 33.9% closing-median increase is not a justified automatic increase in an asking price.

Start with Denver Property Search, the city’s zoning and development maps and EPA’s Globe Plant summary and linked site profile. Denver’s 2014 Globeville Neighborhood Plan supplies policy context; a plan is not a permit, an entitlement, a completed destination or a promise of appreciation. Confirm current zoning and project records for the parcel.

Continue with Sunnyside, Chaffee Park and Five Points. These are separate research options, not identical price geographies. The relocation guide and comparison framework help turn the visits into a shortlist based on housing and daily needs.

A nearby destination to watch

The Stockton at 4701 N. Marion Street is outside Globeville at the National Western Center. Its operator targets November 2026, but an actual opening is not verified. Read the dated Stockton update before planning dinner there. Reviewed November 2.

Common questions

Before you tour

Are Globeville home values rising or falling?

The September 2026 reports disagree: Zillow's modeled typical value fell 5.5% annually, while Redfin's three-month all-home closing median rose 33.9%. They measure different things. Small samples and housing mix limit what either figure says about an individual house; compare similar property types, size, condition and blocks.

Is the whole 80216 ZIP code Globeville?

No. Use Denver's official statistical-neighborhood boundary for the exact address. Portal market areas, informal district names and ZIP codes are not verified identical geographies.

What should I check before buying an older Globeville home?

Compare the floor plan and legal use with Denver property and permit records, inspect major systems and drainage, obtain property-specific insurance and repair estimates, and review adjacent land uses and relevant environmental records. A renovation or original construction year does not establish the condition of every system.

Neighborhood overview

What stands out

Globeville combines older residential blocks with industrial and transportation edges. Start with the exact address, housing type and condition, then compare full costs and practical routes. Small transaction samples and different housing mixes make neighborhood medians an unreliable shortcut to a particular home's value.
