What are Sunnyside home values doing?
The September evidence is mixed: modeled typical values are nearly flat year over year, while the median price of homes sold over Redfin’s three-month window is modestly higher. Available listings have a substantially lower asking median than a year earlier. Those measures answer different questions. For a buying or selling decision, compare the same ownership type, condition and usable space before drawing a conclusion from any one percentage.

Zillow ZHVI · all homes · September 30, 2026
A model of the housing stock, rather than the median of homes sold. The index sample count is not disclosed. The current browser page supersedes an older August search copy.
Redfin · all types · three months ending September 2026
Redfin separately reports 33 September closings versus 42 a year earlier, and 28 median days on market versus 46. It does not disclose a separate count for the rolling price sample.
Realtor.com · neighborhoodwide · September 2026 summary
81 active listings, up 22.73% annually, and 57 median listing days. Retrieved summaries disagree on annual asking-price change, so that percentage is withheld.
A value index estimates a broad housing stock; a closing median describes only the properties that sold; an asking median follows the homes offered for sale. A different mix of cottages, renovated houses and larger infill can move those medians even when the value of a particular home changes little. That is a possible mix effect, not a proven explanation of these transactions. Do not average these numbers or interpret a change in the asking median as the loss on every Sunnyside home.
The pace figures also use different populations: recently sold homes can move faster while unsold listings remain available longer. Thirty-three monthly closings are a small base for a varied neighborhood. The portal boundaries are not verified identical to Denver’s polygon, and no matched property-type sample was available across all three sources. None of these figures is an assessed value, appraisal or forecast.
Regional cross-check: REcolorado’s public September Denver Metro report, released October 7, reports 2,898 closings, a $575,000 median closed price (−2% annually), and 33 median Days in MLS. This broader MLS summary is context, not a Sunnyside comparable set. No licensed listing-level data is reproduced. Read the regional report. All figures reviewed October 18.
Know which place you mean
Sunnyside, Chaffee Park and the park called Chaffee Park are different references.
Sunnyside is an official Northwest Denver neighborhood. Orient a visit between West 38th Avenue and I-70, Federal Boulevard and the eastern rail-side edge near Inca Street, then use the city map for the exact parcel. Highland lies to the south; the separate Chaffee Park neighborhood is north of I-70. A listing’s broader “Highlands” label is not a substitute for its location.
The public park named Chaffee Park is in Sunnyside. Do not confuse a home near that park with a home in the Chaffee Park statistical neighborhood. That distinction affects a tour route and the market data you should compare. Check Denver’s neighborhood map.
Denver Public Library traces Sunnyside’s original three-block settlement to 1872, between 38th and 41st avenues and Pecos and Tejon streets. It also documents later postwar building. This layered history is a reason to look closely at the actual structure, additions and lot rather than expect a single housing era. Read the neighborhood history.
First-party housing-era profile
1930
Median original residential build year across 3,444 qualifying parcel records. Median above-grade area: 1,098 square feet. Median parcel area: 4,690 square feet. These are parcel characteristics, not current home values.
Choose the housing comparison before choosing a price
Separate an older detached house from a substantially expanded house, an attached dwelling and a condo. Confirm above-grade area separately from finished basement space; compare legal parking and outdoor rights, stairs, maintenance obligations and usable layout. A larger advertised square-foot total is not automatically a better match.
For older structures, obtain professional inspections of sewer, roof, drainage, electrical and other major systems. For additions or converted space, compare permits and final inspections with the listing. For attached homes, establish whether the property is fee-simple or condominium ownership and what any association maintains. Read reserves, insurance and assessment documents when applicable.
Method: October 18 query of Denver parcel assessments, last edited October 18 at 13:25 UTC, intersecting the official Sunnyside polygon (neighborhood 62), with positive RES_ORIG_YEAR_BUILT. Two complete pages returned 3,444 records; each positive-value median uses 3,444 records. Condo parcels can share a building year, and intersecting parcels are not a count of distinct buildings. Boundary geometry last edited January 16, 2024. No assessed-value or transfer-price estimate is inferred.
A practical four-stop visit
Tour the parks, commercial pockets and station route together.
1 · Start at Chaffee Park
Begin at the park near 44th and Tejon, then walk the surrounding residential blocks. From each candidate home, test the entrance and crossings you would actually use. Compare parking, shade and activity at a normal visit time rather than judging the setting from a map pin.
2 · Compare 44th Avenue with an interior block
Choose an operating cafe, shop or restaurant for an actual errand, confirm its hours, and walk back toward a candidate property. Notice loading, sound, sidewalks and the parking arrangement. A business cluster can be useful without making every Sunnyside address equally convenient.
3 · Visit Ciancio Park and the Pecos side
Compare the immediate park setting with another home farther west or south. The Denver Park Trust documents Chaffee Park, Ciancio Park and 46th & Pecos Park as local park anchors. Its enhancement account is historical, not a guarantee that every amenity is available today; inspect current conditions.
4 · Test the eastern connection to 41st / Fox
Travel the complete legal route from the exact home to the station platform, including the rail-side approach, bridge or crossings you need. Repeat the return trip. A short straight-line distance does not establish an easy walk or accessible connection from every block.
Denver Park Trust’s Sunnyside park account identifies the local park network. For current operating details, check the park itself and city resources before planning an activity.
For an evening stop on the southern edge, our Boombots Spotlight explains the locally owned pasta shop at 2647 West 38th Avenue, its shared-kitchen story and practical visitor details. Check current hours before adding it to a tour.

Which train serves 41st / Fox?
RTD lists the B and G commuter rail lines at 4105 North Fox Street. This is a real transit option to evaluate, rather than a promised commute time. Use RTD’s current departure planner, check accessibility information, and include the walk at both ends. The station’s parking has rules and possible charges; verify the vehicle’s district status and length of stay before relying on free parking.
What should you verify before buying, renovating or selling?
Buyers: compare the full cost of the alternatives
At the same budget, compare repair needs, insurance, taxes, association costs and usable space. Test everyday trips from the address, including major-corridor edges and the northern/eastern boundaries. Price a required repair with qualified contractors before deciding whether an older house offers better value than newer attached housing. No neighborhood label resolves that tradeoff for you.
Sellers: use a comparable set your buyer can understand
Separate detached, attached and condominium properties. Account for condition, above-grade versus basement area, lot use, parking and immediate setting. Review recent relevant closings alongside the homes competing for the same buyer today. Gather permits, improvement records and any shared-maintenance documents before pricing; the neighborhood’s median is not your home’s value.
Sunnyside’s conservation overlays deserve an address check.
Denver’s Sunnyside provisions establish CO-7 and CO-8 conservation overlays for designated properties; CO-8 adds an exterior brick-material requirement. They concern building design and are different from assuming the entire neighborhood is one landmark district. Before promising an addition, replacement house or rental unit, verify the current zoning, overlay and permit requirements for the parcel. Historical amendment drawings alone do not establish what you may build today.
Denver adopted the Near Northwest Area Plan on January 22, 2024, covering Sunnyside, Chaffee Park, Highland and Jefferson Park. The city now describes it as in implementation. Its long-range policies include housing choices, local business support and compatible development. A planning recommendation is not an approved building or an open destination. Check the current parcel and project record before relying on a proposed use. Read the adopted-plan information.
For a downtown visit on your comparison trip, Maria Empanada is now operating inside Union Station. That is a separate downtown destination, outside Sunnyside; it is not a new business on the neighborhood’s residential blocks.
Continue north to Chaffee Park for a different housing and park comparison, and south to Highland & LoHi for a different commercial pattern and downtown connection. Keep ownership type and condition consistent. Use the comparison framework and relocation checklist to turn those visits into a practical shortlist.
The everyday experience
What daily life can feel like
Use Chaffee Park, 44th Avenue businesses and the route to 41st / Fox as separate research stops. Interior residential blocks, major-corridor edges and the rail-side approach can work differently for daily trips.
The honest tradeoffs
What deserves a closer look
Separate modeled home values, closed-sale medians and asking prices
Check ownership type, additions, major systems and any association obligations
Confirm current zoning and CO-7/CO-8 overlay applicability for the exact parcel
Is the park called Chaffee Park in the Chaffee Park neighborhood?
The public park called Chaffee Park is in Sunnyside. The separate Chaffee Park statistical neighborhood is north of I-70. Check the exact address and Denver’s neighborhood map before selecting market data or planning a tour.
Does a higher Sunnyside sale median mean every home gained value?
No. A sale median reflects the mix of homes sold, while Zillow’s value index models a broader housing stock and asking prices describe available listings. Compare the same ownership type, size, condition and setting before interpreting the change.
Which trains serve 41st / Fox near Sunnyside?
RTD lists B and G commuter rail service at 4105 North Fox Street. Test the full legal route from the property to the platform, check current departures and accessibility, and verify parking rules; proximity does not guarantee a specific commute.
