What are Goldsmith home values doing?
The available evidence points to softer values, with substantial uncertainty about any individual home. Zillow’s modeled typical value fell 1.7% over the year through September. Our separate city-record comparison also has a lower annual median, but contains only 31 qualifying transfers. A condo, an original ranch and an expanded house need different comparable properties. Begin with ownership type, condition, usable space and total monthly cost; a neighborhood percentage cannot price the home you are buying or selling.

The retrievable Goldsmith summary was dated June, then the page redirected to a regional availability notice. We have not promoted that older asking-price figure as a current market reading. Follow the source for a fresh check.
Source and definitionsRedfin’s September result and an older August page were both returned during this review. The August view reported a $568,975 three-month median and +3.5% annually; these are different reporting windows, not interchangeable observations. Until the current page can be checked consistently, treat the September figure as provisional context, not the sole basis for an offer. Portal boundaries, housing mixes and samples are not verified identical. Neither a sale median nor an asking price is the same measure as Zillow’s modeled value.
What do Denver’s recorded transfers show?
For September 2025–August 2026, the filtered Goldsmith records contain 31 transfers with a $675,000 median, versus 29 and $715,000 in the preceding year: about 5.6% lower. March–August 2026 contains 16 records at a $670,000 median, versus 15 at $709,050 in the preceding six months. The six-month comparison is sequential, not year over year. June–August contains just seven records, too few to treat its $587,500 median as a stable neighborhood benchmark.
Method: Denver sales/transfers, exact assessor label GOLDSMITH; sale year 2024 onward; classes R/H; WD/SW instruments; $100,000–$3 million inclusive. Complete pagination returned 81 records, all unique reception numbers. Equal sale-date windows; assessor labels are not verified identical to boundary polygons. Feed edited October 29, 2026, 09:46:51 UTC; latest qualifying sale September 14, recorded September 17. Requeried November 3. September completeness is unverified, so comparisons end in August. Filters do not certify arm’s-length transactions or a detached-only population. These are recorded transfers, not MLS statistics, assessed values, an appraisal, AVM or forecast.
For broader context, REcolorado’s October 7 Denver Metro report gives 2,898 September closings, down 18% annually, and a $575,000 median, down 2%. Regional evidence supports careful pricing but cannot supply a Goldsmith comparable set. No licensed neighborhood MLS extract or verified Altos series was available for this review. Repeat-sales indexes and assessed values answer different questions from the transaction medians shown here.
